Solutions for Property Managers & Real Estate
Multi-site.
A single contract.
Infested cellars, contaminated common areas, pigeon droppings on the façade: the property manager is accountable to the co-owners. Antinox covers the entire portfolio with per-building traceability.
Property manager's liability
In a co-ownership, the property manager is responsible for maintaining the common areas — pests included.
Spread between flats
Rats, cockroaches and bed bugs spread from flat to flat through service ducts and cellars.
Emergency cost vs prevention
An emergency intervention costs 3 to 5× more than an annual prevention contract.

Frequently asked questions
FAQ
Do you offer specific rates for property managers?
Yes. Property managers benefit from decreasing rates based on the number of buildings under contract. A framework contract is drawn up with fixed rates for the full term — no budget surprises for the general meeting.
Is the intervention follow-up usable at general meetings?
Yes. Each intervention is time-stamped per address, with treated areas, products used and recommendations kept up to date, so you can prepare the general meeting with confidence.
How do you handle urgent reports from tenants?
The property manager has a direct line. As soon as a problem is reported, we intervene within 24h and contact the caretaker or the tenant directly. The property manager is informed of the outcome within 4h of the intervention.
Do you operate in Brussels and Wallonia?
Yes. Antinox covers the whole of Belgium — Brussels, Wallonia and Flanders. If your portfolio is spread across several regions, we cover all of it under a single contract.
What if bed bugs spread between flats?
Spread between flats is our speciality. We treat the affected flats and the service ducts they spread through simultaneously. The source of the infestation is clearly identified — useful in the event of a dispute between co-owners.
Are cellars and car parks included in the contracts?
Yes, systematically. Cellars, bin rooms, underground car parks and crawl spaces are the priority areas of our property-manager contracts — they are the main infestation vectors for an entire building.
